Market Appraisal
The first step is to contact Cairds, to arrange for a visit to your property. We will provide you with a rental assessment for your property based on the current market conditions and comparable evidence.

Client Money Protection – Cairds – Client Money Protection Certificate
Client Money Protection is a legal requirement for all letting agents who deal with client money from 1st April 2019. Under current legislation, the Consumer Rights Act 2015 made it a legal requirement for every lettings agent in England to display whether or not they are a member of a Client Money Protection scheme. Letting Agents in Wales are required to be a member of a Client Money Protection scheme (and display this to consumers) as part of their Rent Smart Wales registration.

Essential Information for Landlords
Gas Safety Regulations – Gas Safety (Installation and Use) Regulations 1998
Landlords have a legal obligation to ensure that their rental property is compliant with Gas Safety legislation. A copy of the Gas Safety Certificate must be provided by a Gas Safe Registered Engineer and must be renewed annually. The regulations apply to all gas appliances and pipework including Cookers, Gas Fires, Boilers, Flues etc. Cairds can arrange this for you. Please see the attached for more information. Electrical Safety
Landlords must ensure that all electrical equipment in the property is safe. Written instructions should be left for all electrical equipment and we recommend a P.A.T. Test for all electric appliances. In addition, Part P Building regulations apply to domestic electrical installations, repairs and maintenance. Please see the attached for more information. The Furniture & Furnishings (Fire Safety) Regulations 1993
The regulations apply to furniture, furnishings, and upholstered products provided by the Landlord. The regulations set levels of fire resistance for domestic upholstered furniture, furnishings and other upholstered products. Please read the attached for more information. Energy Performance Certificate EPC
An Energy Performance Certificate is mandatory for all properties available for Rental or for Sale. The EPC provides details on the energy performance of the property and must be on the marketing details. In addition, a copy of the EPC must be made available to Tenants. Cairds can arrange the EPC for you.
Smoke Detectors
All properties built after 1992, should have smoke detectors wired into their electrical circuits. Other properties should be fitted with battery-operated smoke alarms. All smoke alarms must be checked regularly.
Carbon Monoxide Detectors
These are compulsory for all rental properties and must be checked regularly.
Landlord Statutory Requirements
Landlord Building and Contents Insurance
All Rental Properties must have adequate insurance in place to cover Buildings, Contents and Third Party liability.
Notify Mortgage Lender
You must notify your Mortgage lender if you are renting out your property.
